OSD Leads Workshop for APA National Planning Conference
On April 25, OSD will be leading a mobile workshop at the Shepherd for the APA National Planning Conference, hosted in Detroit this year.
Simon David, Founder of OSD, will provide insight into the planning and design process for the Shepherd, which today serves as an anchor for the Little Village neighborhood and a catalyst for adjacent arts and community-based development. The project reimagined a once-derelict, three-acre city block as a new network of public spaces, outdoor art galleries, play areas, food and beverage destinations, and event spaces, all while navigating numerous challenges and requirements.

Baisley Pond Park Residences Named as Finalist in ULI New York Excellence in Development Awards
March 2026 - Along with 14 other projects, Baisley Pond Park Residences has been recognized by ULI New York in the Adaptive Reuse category, as the city’s first-ever hotel-to-affordable housing conversion under the State’s Housing Our Neighbors with Dignity Act (HONDA). Baisley Pond Park Residences establishes a replicable model for converting underused commercial assets into high-quality, climate-responsible, and socially inclusive housing that can be applied citywide and nationally.
"This year’s finalists represent the very best of what development can achieve in New York, projects that have creatively adapted to evolving market conditions while delivering meaningful social, economic, and environmental impact,” said Helen Hwang, Chair of ULI New York and Senior Executive Managing Director of the Institutional Investment Sales Group at Meridian Investment Sales, LLC.

Architizer Names OSD to the Visionary 100 List, Recognizing Creators Changing How We See Architecture
February 2026 - Following recognition in the 2025 Architizer Vision Awards for both Flatiron & NoMad Streetscape Plan (Vision for Cities) and Stanton Yards Cultural Waterfront Master Plan (Vision for Landscape), OSD has been named to the Architizer Visionary 100 list. The list is a celebration of the world’s most innovative architectural thinkers: studios, individuals, and collaborators whose ideas are not only powerful, but powerfully shared. Together, they represent a snapshot of the profession at its most articulate, experimental, and engaged.

OSD Completes Aviation Garden at Baisley Pond Park Residences, Transforming a Former JFK Hotel into a Community-Centered Interior Landscape
December 2025 - OSD joined Slate Property Group and nonprofit RiseBoro Community Partnership, as well as New York State Assembly Member Khaleel Anderson, New York State Senator Leroy Comrie, New York State Senator Brian Kavanagh, and Queens Borough President Donovan Richards, in celebrating with a ribbon cutting for Baisley Pond Park Residences on December 18.
As one of New York City’s most ambitious adaptive reuse housing projects, the project delivers 318 permanently affordable apartments for low-income and formerly homeless New Yorkers and represents New York City’s first hotel-to-residential conversion under the Housing Our Neighbors with Dignity Act (HONDA). Aviation Garden, the community hub at the heart of the project, adaptively reuses the existing poolhouse structure and retrofits its mechanical systems to support year-round planting and human comfort. It serves as a new model of adaptive reuse and biophilic design, demonstrating how buildings of the past can build lives of the future. Through creativity and sustainable design, existing environments can be retooled to support long-term habitation, ecological performance, and collective living.
Artnet Announces Lumana, a New Non-profit Arts Organization Founded by Philanthropist Jennifer Gilbert
November 2025 - Artnet announces Lumana, a non-profit arts organization founded by entrepreneur, philanthropist, and art collector Jennifer Gilbert as part of a larger effort to support arts accessibility in the city of Detroit. It will be housed at Stanton Yards, for which OSD is developing the master plan.
Cranbrook, which is located northwest of Detroit, will also be involved with Lumana. Gilbert plans to inaugurate the space with an exhibition focused on Cranbrook’s Detroit art collection.
With the addition of this key anchor, the 13-acre master plan for Stanton Yards continues to take shape, combining community, arts, parks, and waterfront recreation. Lumana’s 21,000 square foot structure formerly served as a site for ship building, then as a storage facility. SO–IL is adapting the space, which will feature a mixed metal and polycarbonate exterior.
Simon David Joins Architecture Panel for Sustainable Urban Design Summit
November 2025 - Principal Simon David was a panelist for the Sustainable Urban Design Summit in Detroit, a one-day event about urban resilience through sustainable urban design, mobility, neighborhood development and housing. Aligned with OSD's foundational "outside-in" ethos, prioritizing our connection with people and natural systems, including deep in the heart of our cities.
Simon joined Stefano Boeri, Founding Partner of Stefano Boeri Architetti, Cody Hansen from Albert Kahn Associates, Janet Attarian from SmithGroup, and moderator Dan Pitera from University of Detroit Mercy School of Architecture and Community Development for a conversation about architecture and its role in sustainable development.
Alice L. Walton School of Medicine Celebrates Grand Opening with Ribbon Cutting
October 2025 - In celebration of the new medical school’s grand opening, Alice L. Walton School of Medicine hosted a ribbon cutting on October 29. As a result of Alice's vision for a new kind of medical school—one that focuses on the whole person by integrating physical, mental, emotional, and social health to promote well-being—AWSOM is the culmination of years of dedicated effort. The project is a highly integrated environment of wellness, design, nature and art, and OSD is proud to have worked with an incredible team of collaborators and community partners to bring this vision to reality.

The Shepherd Arts Park Recognized with 2025 ASLA Honor Award in General Design
September 2025 - As part of the 2025 ASLA Professional Awards, the Shepherd Arts Park has been recognized with an Honor Award in the General Design category. Each year, the ASLA Professional Awards honor the best in landscape architecture from around the globe. This year’s jury described the project as a "modest yet socially impactful transformation." Since its opening in 2024, the Shepherd has welcomed new additions to the Little Village community, with the landscape serving as both backdrop and connector for arts, community, and play in the neighborhood.

OSD Joins Detroit Month of Design for Panel Discussion on Adaptive Reuse & Tour of the Shepherd
September 2025 - Bringing together creatives, innovators, and visionaries from around the world, Detroit Month of Design celebrates 15 years of creativity, culture, and collaboration with the 2025 festival for the month of September. Events span every corner of Detroit, all highlighting the creative energy that makes Detroit a UNESCO City of Design.
Simon David, Founder of OSD, will join Melissa Dittmer, Head of Place for Michigan Central, and Lauren Hood, Founder of the Institute for AfroUrbanism, for a panel discussion about adaptive reuse on September 19, moderated by Ben Dreith, Dezeen US Editor. Adaptive Reuse as a Catalyst for Sustainable Cities will unpack how adaptive reuse directly supports the United Nations Sustainable Development Goals—particularly in fostering sustainable cities and communities, advancing responsible consumption, and strengthening local economies. From reimagined industrial sites to neighborhood-scale interventions, Detroit’s extraordinary building stock offers opportunities to model innovative, equitable approaches to reuse for cities worldwide.
In addition, Simon will lead a tour of the Shepherd with Library Street Collective on September 20. As part of the tour, visitors will gain insight on OSD’s design approach, adaptive reuse strategies, and community-driven design.
